WIRED 6330 Lamar LLC, an entity formed by Women in Real Estate Development (WIRED), has acquired the 50,000-square-foot former Waddell & Reed office building at 6330 Lamar Ave. in Overland Park for $1.4 million. The deal closed July 10, 2025. The building—originally part of Trans World Airlines’ Breech Training Academy—features five two-story pods connected by a central common area. Vacant at the time of purchase, the property will undergo renovations to create smaller office suites (1,500–3,000 SF) with asking rents between $20–$22/SF. Key Players & Project Vision Sheryl Vickers (Select Sites LLC) and Katie Ramos (DLM Commercial Real Estate) are co-developers and Ramos is handling Property Management. Heather Kutz Danielle Wallace is an investor and project attorney. Kimmy Angier (Brain Group) is and investor and is handling leasing. Heather Kutz, a WIRED investor and Owners Rep, emphasized honoring the building’s history during redevelopment. The project is WIRED’s largest investment to date, with 25 members participating. WIRED, co-founded by Audrey Navarro and Sheryl Vickers, CCIM is a Kansas City-based grassroots group empowering women in CRE and is a resource and support group and advocates for women to invest in commercial real estate. WIRED currently has about 125 members, though participation in each deal is optional. The group emphasizes education, transparency, and collaboration, holding regular presentations on underwriting, due diligence, and investment strategy. This deal marks Kimmy Angier’s first WIRED investment, describing the experience as a powerful learning opportunity within a trusted, all-women-led network.
